IDX & Broker Back Office Data Feeds
Learn how to request and manage licensed Southwest Florida MLS data feeds for public consumer search display or internal brokerage applications.
How Data Access Works
Data access requests are processed using the Bridge API system. Depending on your current registration status with Bridge, choose the correct path below to request service.
Start with Bridge API
Vendors with an active Bridge API account may request access to Bonita Springs-Estero REALTORS® directly through Bridge API. The request must identify the Participant, Subscriber, agent, agents, team, or brokerage the data feed will support.
No Bridge Access Yet?
Vendors who cannot request access directly through Bridge API should contact tech@BERealtors.org and provide their company contact information, Bridge account details if available, and the name of the agent, agents, team, or brokerage requesting service.
Approval & Reporting
Once approved, vendors are responsible for maintaining current client/feed information and providing quarterly reporting showing who they are servicing and which domains or products are using the data.
Available Data Feed Types
We license two primary categories of data feeds to support consumer search and brokerage business operations. Access is restricted based on feed utility.
IDX Feed
Public property search / consumer displayIDX feeds support public-facing property search experiences on approved websites, apps, or other authorized displays under the control of the MLS Participant. IDX data is intended for consumer property search and display, subject to all MLS, Bridge API, and NAR IDX requirements.
- Public-facing listing search and display
- Must be tied to an eligible MLS Participant, Subscriber, agent, or brokerage
- Must follow display, attribution, refresh, and disclaimer requirements
- May not be redistributed or used outside the approved IDX purpose
- Vendor must identify all domains and clients using the feed
Broker Back Office Feed
Internal brokerage systems / non-public useBroker Back Office feeds support approved non-public brokerage business tools, such as brokerage management systems, CRM platforms, transaction management tools, productivity reporting, and other approved internal brokerage workflows.
- Not intended for general public IDX display
- Must be tied to an eligible Participant or brokerage
- Vendor may receive data as the Participant’s authorized designee
- Use is limited to the approved back-office purpose
- Subject to agreement terms, reporting, security, and MLS rules

A separate request email must be sent to tech@BERealtors.org for each new user, client, agent, team, brokerage, domain, or product that will use the feed.

Fees & Billing
IDX Tiered billing includes a one-time setup fee and quarterly license fees based on the number of member contracts/agents serviced by the vendor.

* Fees are billed quarterly. There is no quarterly proration or refund of fees. Each agent under the vendor may have a unique feed ID.
Quarterly Reporting Requirement
Approved vendors must provide a quarterly account of who they are providing the feed for. Reports should be submitted on the first business day of each quarter unless otherwise directed by BER/CCOR staff.

IDX Compliance Reminders
IDX displays must comply with MLS Rules and Regulations, Bridge API requirements, applicable NAR IDX policy, and all approval terms. Vendors and Participants are responsible for ensuring that each IDX display includes required attribution, source/disclaimer language, accurate refresh practices, and approved fields only.
